Controlling Static Materials for ESD Protection

A human being is one of the main generators of static electricity. It is the reason why there are equipment and garments that are needed to be worn by the personnel. Walking around or doing motions can already generate electrostatic charge on the body. To avoid experiencing any problems or damages, below are some of the products that must be used by the personnel as part of the ESD Singapore control programs that must be strictly implemented.

Wrist Straps
One of the important ESD protection equipment that must be worn by people who are working in a clean room is the wrist straps or bands. Grounding personnel must wear the wrist straps all the time especially if they are near the ground potential. If the personnel properly wear it and he is connected to ground, there will be no discharge that will happen between the person and the grounded objects. The discharge is often hazardous that is why it must be prevented. Because of the wrist straps, the static charges will be removed and will not accumulate any of the static charges to ensure that the personnel will be safe. The wrist straps or bands is made out of two components including the wristband itself that is worn by the person on his wrist and the other is the ground cord which is connecting the wristband to common ground.

Flooring
Another ESD protection material that can be brought from clean room suppliers are different types of flooring materials including mats, floor finishes, and flooring. The personnel must wear ESD control foot grounders to ensure his safety. The footwear as well as the floor materials that can be conductive or dissipative can provide safe ground trail for the personnel. These materials can reduce the charge accumulation by dissipating of the electrostatic charge. Aside from what the footwear can do, other ESD items such as floor materials can also lessen the tribo-electric charging. However, these types of items do not make a huge impact for all activities that are needed to be done by personnel. But it is really recommended especially the complete flooring and footwear materials if personnel mobility is needed. Accumulation of charge from mobile equipment, lift trucks, and chairs will lessen because of the floor materials. Footwear such as foot grounders, static control shoes, and casters and wheels must be used with ESD flooring to come up with the necessary electrical contact between the flooring and the object or person.

Garment
The types of clothing that is used in ESD protective areas can be classified into three categories namely ESD category 1 garment, ESD category 2 garment, and ESD category 3 garment. These categories are in line to meet the garment standard and keep everything work well inside the environment. The ESD category 1 garment means a garment that can control static without the need to be attached to ground. This type of garment must not be used in an activity that charged source must be prevented. It is because it the garment has no grounding, the charge may accumulate on dissipative or conductive elements of the clothing. The ESD category 2 garment is a garment that has a groundable static control when it is connected to ground. It is used to provide higher level of suppression, which can affect the electric field from clothing worn underneath. The ESD category 3 garment is also a groundable static control garment which can bond the skin of the personnel to the identified ground path.

How to Find the Best Budget Car Rental Company in Singapore

Singapore is a compact destination. It is a small country but also one with the highest rates of car ownership. For this, you can expect roads to get busy at times. But besides that, getting around Singapore using pubic mode of transportation is also easy.
Singapore isn’t definitely the hardest place to explore if you’re a traveller. Add to that the affordable car rental rates. If you are looking to save money, then you should consider budget car rental Singapore offers.
Usually, to save on rental cars, you can look around for rental coupons. However, there is no guarantee that you would find such during your stay. But, there’s nothing wrong with trying. All you need to do is conduct a car research early on so you would still have enough time to compare your options.
It can be overwhelming to choose which Singapore car rental company to trust due to the wide range of options available. To help you get started, here are a few tips you might want to consider.

Join travel forums. One way you can learn about car rental companies is by joining forums. This way, you get to talk to members who have already experienced themselves renting a car. You’ll be able to gather firsthand information you wouldn’t find elsewhere. You might even come across a member with the same situation as yours. For example, you are travelling with kids or only have few days to spend to get around the city. The tips you will gather here can help you make informed decisions which car rental company Singapore to choose.

Research about various cars for rent companies. Once you already have a list of companies, it is now time to move into the research. Visit their websites and learn more about the services they offer. Check out the types of cars they offer along with the price range. Pay attention to their terms and conditions as well. You'd want to ensure that the car company can accommodate your needs. This brings us to the next tip.

Identify which specific car type you would need. Depending on the number of passengers and your budget, you can then identify which car best suits your needs. When you book with a reputable car company, you can keep peace of mind that each vehicle they offer for rent is properly maintained. You would not have to worry about safety because they put customer safety first.

Finally, make sure that you understand the charges. Your budget will have a significant impact as to the type of vehicle you can rent and of course, the rental company you would go for. Get in touch with the customer support staff if you have any questions regarding the rental price. Just make sure to not proceed with the booking unless you understand the rates and know exactly how much you will have to pay for the car rental service. While you're at it, do ask as well about arrangements they usually do with the clients in case the rental period may have to be extended.

There’s no fee for asking questions so go ahead and discuss your concerns with the team. Otherwise, you might only end up paying more than the necessary or settling for a mediocre service.

Singapore Private Housing Vs. Public Housing

In Singapore, there are different types of properties that can be rented or purchased by citizens and foreigners. These types can be categorized into two main groups which are private housing properties and public housing properties. The private housing properties include landed properties, condominiums, and executive condominiums, while the public housing property includes HDB flats.  Aside from the price, size, and aesthetics, the two main groups also differ in several other factors like housing loan restriction, resale restriction, leasehold and freehold, and eligibility of grants.

1. Housing loan
Most people who are planning to buy any type of property do not have enough money to settle the payment. It is the reason why they ask for a loan from a bank or from HDB. When you are buying a private type of housing, the bank can offer you to borrow only maximum of 80% of the selling price, which might also change depending of different factors such as debt servicing ratio and your CPF balance. You can loan from a bank or the company you are working for. On the other hand, if you are purchasing a public housing, you can be offered a loan up to 90% of the price by the HDB.

2. Resale restriction
When you own an HDB unit then you wanted to rent it out or sell it in an HDB resales price, you needed to wait for five years to make this possible. It is because public housing has a minimum occupancy period. The person who bought the unit must stay in that property before he can be granted the right to rent it out or sell it. In addition, there is a resale levy, which can affect the amount of housing grants that you can get once you decided to buy other public housing property. If you own a private housing, there is no minimum occupancy period that you needed to follow. However, you must consider the seller stamp duty, which is the amount you needed to pay if you sell your property within four years. The amount percentage decreases every year and if you sell the property after more than four years, there will be no seller stamp duty that you needed to settle. As long as you can settle the payment for the seller stamp duty, you can sell your private property anytime you want.

3. Leasehold and freehold
If you own a private property, which is a freehold land, it means you have the full ownership of the land. You have the freedom to do anything with it. You are the sole owner and do not need to comply with other people’s decision because it is yours. All the document properties are in your possession. However, if you have a freehold land, you must be responsible enough to maintain it and repair everything about it. On the other hand, public housing such as HDB flats, have year leasehold that is 99 years. Once the public housing property you owned already expired, it means the right of that property will be given back to the state even if you purchase it.

4. Grant eligibility
One of the things that bother people who purchase public housing property is the government grants. Unlike if you own a Singapore private property housing, there is no need to worry about the government grants because the property is yours and not with any other people or institutions. However, the only form that is subsidized by the government is for the executive condominiums. For owners of this type of private housing, there are still grants when you purchase them that are amounted depending on the level of your income.

How Airport Tranfer and Transportation Services Made Me Decisive in Allocating Budget

It was August 2015 when I finally had a chance for a much-awaited summer break that I deserve. I decided to book my flight earlier during that year to make sure I can have a cheap flight going to Singapore to visit my sister working as a nurse.

August marks the summer season in Japan. Therefore, it is also the start of summer vacation for students. As an English teacher, it is one of my few chances to treat myself to a very well deserved vacation after dealing with several “monster parents,” the type of people who makes my life a living hell in the land of the rising sun.

My sister never fails to boast about her booming career in one of the most progressive countries in this generation. She even bragged about their Changi Airport, being the “best in the world.”  I have yet to see it for myself to truly believe that remark, I say.

My 7-hour flight from Haneda to Changi Airport was a bit exhausting; I arrived around 10:20pm and was greeted by my sister whom I haven’t met for over 2 years and a half. At this stage, despite my exhaustion from the flight, I am really overjoyed to finally spend this time with her again. Interestingly, I never failed to appreciate how beautiful and majestic this airport is. Undoubtedly, for four consecutive years, you wouldn’t be surprised as to why it has been tagged as the best airport there is.

Several months before my flight date, we already booked a hotel at Hotel Jen Orchard Gateway Singapore, it was a bit pricey but worth all the bucks due to the high class amenities. Also, what I highly commend about their services is the hassle-free airport transfer. Not to mention the accessibility of the hotel location to the famous Orchard Road.

Knowing my impatience to certain circumstances, my sister suggested we take a bus service to roam around the city. At first, my reaction was like, “are you serious?! That would cost us a lot of cash and I’d rather go around the city commuting than paying a doubled amount!” She responded calmly yet sarcastically told me that she knows how thrifty I am that’s why she wouldn’t suggest such a stupid thing. She found a bus company offering a discounted price for their early bird customers. The price was at 60% off at that time so she never let it slip out!

One of the highlights of my trip was not only spending time with my beloved sister, but also being able to experience convenient and high-class service we have experienced from the hotel, airport transfers back and forth and the bus companies that offered such an affordable rate. It made me realize that these are key factors to consider before going on a vacation. I have a lot of miserable stories in the past while traveling due to my irresponsibility and thanks to my sister, such a big realization has been made, traveling would be hassle-free as long as you know how to plan ahead of time and be considerate of your options.
